The Gallery is situated on the ground floor of the Main building between the two suites, offering maximum privacy for the suites. The Gallery measures 350 sf. and is the utility area, which houses the washer and dryer, a utility washing sink and tool supply storage. This utility area has large double door openings to the Caribbean on the East and the garden courtyard on the West.

The pump house is over 200 sf. and houses the generator and water system. The pump house also holds additional storage. Diesel fuel storage and an 250 gallon LP storage tank are secured and under cover outside in the back of the pump house. The back up electrical supply is provided by a Kohler generating system that consists of a 30KW Kohler generator driven by a 4 cylinder John Deere Diesel engine and a Kohler automatic transfer switch which is set for a 5 second fully automated start-up in the event that power drops below 85% of normal.

The water system consists of a ½ hp, 220 V pressure pump, a 50 gallon pressure vessel, a two stage filtering system and a solar heated hot water system with an 80 gallon hot water supply tank. The hot water solar panel and storage tank are mounted on the roof of the pump house. There is a 1,200 gallon water reserve.

The village water is piped directly to the Peninsula from deep aquifer west of Independence at the base of the Maya Mountains. The village water is exceptionally clean, very soft and excellent in taste! As additional back-up, rain water is caught and piped into reserve tanks.

The workshop is a separate building, which combines storage and work areas as well as an attached caretaker's apartment.

The Boathouse is situated on the Placencia Lagoon, it measures approximately 12 X 30 to accommodate the MARIPOSA, a 25 foot ocean going skiff. The boathouse is equipped with an electrically operated, cradle type power boat lift. The boat lift allows the boat to the stored out of the water. The boat house also has an industrial type, galvanized roll up door equipped with radio controlled opening device.

-The "Mariposa", this is the 25 foot center console, Bimini top, ocean going skiff, which is equipped with Two 50 HP Yamaha 4 stroke engines. The Mariposa was built in Belize City in November, 2000, at which time it was delivered. The Mariposa is also equipped with a VHF radio and a Garmin 185 Global Positioning System.

-A 2002 Ford Ranger XLT, extended cab 4 door Pickup Truck, equipped with a 2.8 L Turbo Charged Diesel engine. Acquired in March, 2002.

-A North Star, Contractor Series, 5 HP, 220 V Power Washer that develops 2,000 psi at the washer tip. Acquired in December, 2001.

-The generator as described above.

-2 bicycles for the free use of guests. Acquired in April, 2002.

-The property is being sold fully furnished and operational.
